Live Local Tower With Flatiron Corner Submitted To UDRB

A bold new residential tower proposal has been submitted to Miami’s Urban Development Review Board (UDRB), showcasing a striking design and ambitious scale.

Iconic Flatiron Design

The project, designed by Corwil Architects, features a distinctive flatiron-shaped corner that creates a memorable silhouette on the skyline. In a letter to the board, the firm described the concept:

“The tower is defined by curving vertical bands that rhythmically rib the structure, giving the impression of an exoskeletal support system,” noted architectural designer Bryan Alfonso.

Developed Under Florida’s Live Local Act

This development leverages Florida’s Live Local Act, which permits greater density in exchange for including workforce housing. The result is a high-rise that combines residential, retail, and parking with an integrated approach to affordability.

Project Details

The tower, named Anatomia in UDRB filings and Revv River District on the developer’s website, is planned to rise 30 stories and will include:

  • 499 residential units

  • 14,696 sq. ft. of ground-floor commercial space

  • 498 parking spaces spread across levels 2–8, concealed behind residential units

A key component of the plan is housing affordability. All 147 garage liner units will be designated workforce housing, bringing the total number of workforce units in the project to 210.

The Developer & Next Steps

The Calta Group is leading the development and has positioned the project as a transformative addition to Miami’s River District. The proposal will be reviewed by the Urban Development Review Board at its upcoming hearing on September 17.
